Taught by forensic engineers, this two-day course is intended to provide contractors, inspectors, plan reviewers, and designers with an overview of the most common construction defects and their consequences. The course will open with a focus on the International Existing Building Code (IEBC), International Property Maintenance Code (IPMC) and the International Building Code (IBC). These codes will be studied in relation to repair of damaged structures as well as defining dangerous and unsafe buildings. The first day will also include common construction errors and case studies. Day two will include further discussion of common construction errors and case studies. Day two will also include substantial discussion on various types of building materials- their properties, common failure mechanisms and installation/design errors. Examples will likely include fiber cement siding, engineered wood, stucco, concrete, composite decking, masonry, synthetic masonry veneer, spray polyurethane foam insulation, and composition shingles. Damage caused by UV, hail, freeze/thaw, moisture, and biological growth will be discussed. Recommended texts: 2015 IEBC, IBC, and IPMC.
