The Larimer County Community Development Department is looking for a skilled individual to join our team as a Plans Examiner.  The Plans Examiner reviews all construction plans for commercial, institutional, residential, agricultural and accessory buildings to determine structural integrity and compliance with applicable code and permit requirements. Our Plans Examiners also respond to public inquiries regarding plans or code requirements, and conduct pre-submittal meetings with builders, engineers, contractors, and architects concerning building code and permit requirements.


Specifically, this position:

Reviews all construction plans for commercial, industrial, and residential building projects to determine compliance with applicable code and permit requirements.
Reviews structural calculations, fire resistive requirements, occupancy accessibility, and other requirements of the International Building, Plumbing, Mechanical and related Codes.
Conducts pre-submittal meetings with builders, engineers, contractors, and architects concerning building code and permit requirements.
Approves or disapproves plans submitted, and explains and interprets requirements and restrictions.
Assists the public with the building permit application process; calculates fees and issues permits as needed; responds to inquiries regarding plan or code requirements.
Coordinates plan check activities with other County departments and with outside agencies.
Prepares reports and written correspondence; research appropriate codes and their interpretation.
Performs structural calculations to determine correct loads were used and beams, headers, pads, etc. as shown are adequate.
Specifies required corrections on submitted building plans when needed.
Conducts field inspections as required.

Full pay range for this position is $63,094.00 – $88,331.60 annually. Starting range to be determined based on qualifications.


The ideal candidate will:
Communicate clearly and concisely, both verbally and in writing.
Know the methods, tools, and materials used in building construction.
Use mathematics, including geometry and trigonometry, as they relate to making engineering calculations.
Understand the scope and application of laws and regulations pertaining to International Building, Plumbing, Mechanical and related codes.
Have knowledge of the principles, practices, and objectives as related to mechanical and structural engineering.
Understand the scope and application of basic legal requirements governing engineering and architecture.
Read, review, and interpret building, plumbing, and mechanical plans, and engineering calculations.
Provide professional customer service to clients and public.
Properly interpret and make decisions in accordance with laws, regulations, and policies.
Be able to perform field inspections of all phases of building construction and identify violations of building codes or ordinances as needed.
Effectively respond to conflict situations and people in conflict.
Be able to work independently and as part of a team.


All candidates will be screened for the following required minimum qualifications. Any candidate who does not meet all of the qualifications listed as required will be eliminated from the process.

One (1) year of experience in building structural and code design and/or structural and code plans examination required.
High School diploma or GED required.
Possession of a valid Driver’s License by date of hire required.
Possession of, or ability to obtain within one (1) year of employment, ICC certifications as Plans Examiner and Building Inspector preferred.
