The Larimer County Community Development Department is looking for a skilled individual to join our team as a Plans Examiner. The Plans Examiner reviews all construction plans for commercial, industrial, and residential building projects to determine structural integrity and compliance with applicable code and permit requirements. This role also responds to public inquiries regarding plans or code requirements, and conducts pre-submittal meetings with builders, engineers, contractors, and architects concerning building code and permit requirements.
Salary Range – $57,358.00 – $80,302.00 Annually
Specifically, this position:
Reviews all construction plans for commercial, industrial, and residential building projects to determine compliance with applicable code and permit requirements.
Reviews structural calculations, fire resistive requirements, occupancy accessibility, and other requirements of the International Building, Plumbing, Mechanical and related Codes.
Conducts pre-submittal meetings with builders, engineers, contractors, and architects concerning building code and permit requirements.
Approves or disapproves plans submitted, and explains and interprets requirements and restrictions.
Assists the public with the building permit application process; calculates fees and issues permits as needed; responds to inquiries regarding plan or code requirements.
Conducts field inspections as required.
Coordinates plan check activities with other County departments and with outside agencies.
Prepares reports and written correspondence; research appropriate codes and their interpretation.
Performs structural calculations to determine correct loads were used and beams, headers, pads, etc. as shown are adequate.
Draws details for and specifies required corrections on submitted building plans when needed.
Three (3) years of increasingly responsible experience in building structural and code design and/or structural and code plans examination required.
Equivalent to a Bachelor’s Degree from an accredited college or university with major course work in Civil, Mechanical or Structural Engineering, Architecture, or a closely related field required.
Possession of, or ability to obtain, a valid Driver’s License required.
Possession of, or ability to obtain within one (1) year of employment, ICC certifications as Plans Examiner and Building Inspector preferred.
