The Building Inspector  performs a variety of technical building inspections to ensure that all residential, commercial, and industrial construction complies with established standards, codes and ordinances designed to safeguard building occupants and the public.

Essential Duties & Responsibilities:

Conducts systematic inspections of materials used and work performed in new and improved construction of residential, commercial, and industrial structures to ensure compliance with all applicable codes, City ordinance provisions, and state laws
Assists Plans Examiners as needed in reviewing construction plans submitted for approval
Conducts multi-disciplinary Business License inspections
Conducts inspections in multiple trades based on the needs of the organization
Investigates problems and complaints regarding commercial and residential construction proceeding without proper permits
Issues correction notices in the field for work in violation of building codes and performs subsequent inspections to ensure code compliance is achieved
Recommends the issuance of temporary certificates of occupancy when requested by the applicant after all required building inspections have been performed
Investigates non-permitted construction and issues stop work orders
Participates in professional development and maintains certifications and licenses in multiple areas of expertise
Provides information and advice to contractors, design professionals and the general public to clarify code compliance issues
Understands and adjusts to changes in priorities, directions, operations, industry trends
Makes recommendations on code interpretation to the Building Official and accepts final decision
Confers with the Plans Examiner or Senior Plans Examiners to resolve difficult code compliance issues discovered in the field
Coordinates with other Building Inspectors, Fire Inspectors, and Permit Technicians to ensure all required inspections by other departments have been approved before a building is allowed to be occupied
Recognizes restrictions on the right to enter property without permission
Promotes a culture of safety in the workplace and reports safety hazards when observed
Researches code provisions to maintain current knowledge of existing, revised and new state and local codes and ordinances
Collaborates with Neighborhood Services on codes violations that may lead to a municipal court summonses for non-compliance
Seeks additional work when other assignments are completed
Reads and interprets constructions drawings, site and grading plans, and other construction documents
Keeps supervisor apprised of issues and concerns within the organization
Accepts constructive input and implements suggestions for improvement
Follows through on commitments and notifies supervisor when unable to meet deadlines
Enforces code and regulations fairly and without bias
Creates an inclusive environment by acknowledging the differences, perspectives and ideas of others

Minimum Qualifications:

Inspector I
High School diploma or GED and four years journey-level experience working in the building trades; or at least one year of experience working as a building inspector and/or plans examiner enforcing building codes is required. State of Colorado journeyman or master electrical license. ICC Residential/Commercial Building Inspector certification required within one year of employment. With an electrical or plumbing license or HVAC certification, ICC Residential or Commercial Building Inspector certification required within one year. An equivalent combination of training and experience that provides the essential knowledge, skills, and abilities may be considered. Must have a valid Colorado driver’s license and ability to drive to construction sites

Inspector II
High School diploma or GED required; some college coursework preferred. Requires four years journey-level experience working in the building trades, and at least two years experience as a Building Inspector or Plans Examiner. Also requires one of the following:
At least two combination residential/commercial ICC certifications in any of the following disciplines: Building, Plumbing, Electrical or Mechanical Inspector ;or
State of Colorado Journeyman or Master Electrical or Plumbing license and one combination residential/commercial ICC inspector certification in a different discipline; or
State of Colorado Master Electrical license and ICC Commercial Electrical Plans Examiner and Inspector certifications
Must have a valid Colorado driver’s license and ability to drive to construction sites

Knowledge, Skills, and Abilities:

Strong knowledge of building codes and zoning ordinances
Strong knowledge of building practices including new methods of construction and materials
Effective writing, speaking, and interpersonal communication skills
Good customer service skills
Basic computer skills to fill out forms and type notes
Ability to obtain and effectively use multiple ICC certifications
Ability to read and interpret code provisions to construction professionals and the general public
Ability to read, understand, convey, and enforce applicable codes and zoning ordinances with firmness, tact, and impartiality
Ability to read construction drawings to determine code compliance in the field
Ability to perform inspections on roof
Ability to organize tasks and work environment to maximize efficiency with attention to customer service
Ability to establish effective working relationships with coworkers and construction/design professionals promoting a team environment
Ability to work effectively with varied and sometimes demanding personalities
