Position Summary: Under the general direction of the Building Official, the Plans Examiner performs moderate to complex duties and is responsible for reviewing, examining and analyzing plans and specifications of residential, commercial and industrial construction documents to ensure compliance with adopted building codes, regulations and policies and communicating with all relevant stakeholders regarding approval or denial of plans and permits. Responds to public inquiries regarding plans or code requirements and performs field inspection work as assigned.

·         Reviews submitted residential and commercial plans to ensure they meet the required design criteria through use of calculations and in-depth knowledge of applicable codes and regulations.

·         Reads and interprets construction drawings and blueprints to ensure that specifications meet electrical, plumbing, mechanical and building construction codes.

·         Reviews structural calculations, fire-resistive requirements, occupancy accessibility, and other requirements of the Building, Plumbing, Mechanical, Accessibility and Electrical Codes

·         Prepares reports and maintains all applicable records related to plan reviews and permits.

·         Conducts or participates in pre-submittal meetings to consult with builders, engineers, architects, contractors and citizens to interpret and explain building codes.

·          Assist customers in understanding the processes, procedures and regulations involved in plan review for building construction and the issuing of building permits.

·         Issues building and mechanical permits. Calculates, collects, and records fees.

·         Performs inspections of construction sites at various phases of project completion to ensure that methods, materials, and location of structures comply with building codes.

·         Investigates complaints as they relate to the adopted building codes and ordinances.

·         Assists the public with the building permit application process; calculates fees and issues permits as needed; responds to plan or code requirement inquiries.

·         Responsible for staying current on all applicable Federal, State and local codes and regulations regarding building construction.

·         Creates, maintains and updates various databases for development projects.

·         Provides excellent customer service to external and internal customers including but not limited to effectively listening and communicating, providing accurate information, offering solutions, assisting in resolution, and ensuring timely follow up as needed.
